1. Booking Contract & General Terms

These terms and conditions (the “Booking Contract”) bind the property manager, Villa Monti S.R.L. società unipersonale (headquartered in Via Roma 9, 23829 Varenna, LC, Italy; VAT/Tax ID: 03691900132; (CIN: IT097084B4UQGIL98B, IT097084B4SEHHDTA2, IT097084B432OKFMVE, IT097084B465LGMQU5, IT097084B4ELBG5B9H, IT097084B4ZPGLUBYB) hereinafter referred to as “Villa Monti”, and the guest(s) (“you” or “your”) who submit a reservation (“Booking”) through the website www.visitvarenna.com (the “Website”).

This Booking Contract and our confirmation email constitute the entire agreement between you and Villa Monti. Please read them carefully.

2. Making Your Booking

To submit a Booking via our Website, you must:

Select your preferred apartment at Villa Monti.
Choose available check-in and check-out dates.
Review the calculated rate quote.
Provide required contact details and accept these Booking Terms.
Complete payment via our secure third-party payment processor.

The Booking becomes effective once the required payment (deposit or full balance) is received by Villa Monti and a written confirmation email containing your reservation details is issued to you. Please inspect the confirmation email immediately and report any errors to us.

3. Damage Deposit

Upon arrival, a Damage Deposit of €200 (Two hundred Euros) is required.

This deposit covers potential damage, breakage, or extraordinary cleaning required for the Property, its furnishings, or fixtures. The Damage Deposit will be refunded following the return of keys and inspection of the Property upon check-out, minus any applicable deductions.

4. Payment Terms

Payments are securely processed via Stripe Inc. We accept all major credit/debit cards.

Standard Bookings (reservations made less than 42 days before check-in): Full payment (100%) is charged at the time of booking.
Advance Bookings (reservations made 42 days or more before check-in): Credit card details are taken at the time of booking to secure the reservation. Full payment (100%) will be automatically charged 42 days prior to check-in.
Group / Multi-Apartment Bookings (reservations for 2 or more apartments): An Initial Deposit of 30% is charged at the time of booking. The remaining 70% balance is charged 42 days prior to check-in.

Failure to settle any outstanding balance when due 42 days prior to check-in may result in the cancellation of your reservation in accordance with our Cancellation Policy.

5. Cancellation Policy

All cancellation requests must be sent in writing to villamonti@visitvarenna.com.

Standard & Advance Bookings: You may cancel free of charge up to 42 days before check-in. Within 42 days of check-in, all payments made are non-refundable.
Multi-Apartment Bookings: The initial 30% deposit is fully refundable up to 90 days before check-in. Cancellations made within 90 days of check-in forfeit the deposit. Balance payments made 42 days before check-in are non-refundable.
Early Departure / No-Show: Unused nights are non-refundable. If you do not arrive within 24 hours of your scheduled check-in time without prior written notice, we reserve the right to treat the reservation as cancelled by you.
Cleaning Fees: Cleaning fees are fully refunded if you cancel prior to check-in or if no check-in occurs.

6. Right to Refuse Bookings

Villa Monti reserves the right, at its sole discretion, to decline booking requests from individuals who have previously made and subsequently cancelled reservations, in order to protect inventory availability for committed guests.

Cancellations or Changes by Villa Monti

In the rare event that Villa Monti must alter or cancel your Booking due to unforeseeable circumstances, we will contact you immediately. If we cancel your Booking, you will receive a full refund of all amounts paid directly to Villa Monti. Villa Monti shall not be liable for secondary costs incurred through third parties (such as flights, car rentals, or excursion bookings).

7. Guest Obligations

Check-in & Check-out: Check-in starts at 2:00 PM (14:00) local time. Check-out must be completed before 11:00 AM local time. You must notify us in advance of any flight or travel delays affecting your arrival. Failure to arrive by 12:00 PM (midday) on the day following your scheduled arrival date without notice will be treated as a guest cancellation.
Identity Verification (Italian Law Requirement): Pursuant to Art. 109 of the Italian Public Security Law (T.U.L.P me.s. / D.M. 7-1-2013), all guests must present valid government-issued ID/Passport documents upon arrival for mandatory police reporting. Check-in cannot be completed without proper identification.
Occupancy Limits & Pets: Only authorized guests listed in the reservation may occupy the Property. Pets are strictly prohibited inside the apartments and garden areas unless explicitly authorized by Villa Monti in writing prior to arrival.
House Rules & Care: Guests agree to keep the Property and its amenities in clean condition, avoid causing nuisance or disturbance to neighbors, and refrain from smoking inside all indoor spaces.
Swimming Pool Rules: Access to the swimming pool is conditional upon reading and agreeing to posted pool regulations and operating hours.
Travel Insurance: Villa Monti strongly advises all guests to acquire comprehensive travel and medical insurance covering cancellation, trip interruption, medical treatment, emergency evacuation, and luggage loss.

8. Complaints

If you encounter any issues during your stay, you must inform Villa Monti immediately so we can take swift corrective action. Complaints regarding property conditions or operational issues cannot be properly investigated unless brought to our attention during your residence. Formal complaints following your stay must be submitted in writing within 28 days of check-out.

9. Limitation of Liability

To the maximum extent permitted by applicable law, Villa Monti's maximum aggregate liability for any breach of this Booking Contract is strictly limited to the total amount paid by you for the Booking. Villa Monti accepts no liability for indirect, consequential, or business losses. Nothing in these terms excludes liability for death or personal injury resulting from proven negligence.

10. Governing Law & Jurisdiction

This Booking Contract is governed by and construed in accordance with Italian Law. Any dispute arising out of or in connection with this contract shall fall under the exclusive jurisdiction of the Court of Lecco (Italy), without prejudice to mandatory statutory provisions protecting consumers residing in the EU.

11. Privacy Policy

Your personal data will be collected, stored, and processed in full compliance with Regulation (EU) 2016/679 (GDPR). For full details on how we handle your personal data, please consult our Privacy Policy.

12. Written Form Requirement

Pursuant to Italian rental regulations, guests may be requested to sign a paper copy of this accommodation agreement upon arrival.
